Mountain Valley View house rules and agreement. Following these house rules makes this amazing cabin a five star experience for everyone.

1. Check in & Check out – Check-in time is 4 pm Est and checkout 10 am Est. Checking out later, may result in additional charges unless preapproved by owner.

2. This is a non-smoking cabin. Smoking in this cabin will result in a $250 fine. To avoid any forest fires and trash in the yard, please use the outside designated area and provided butt container.

3. Pets are not permitted in the rental unit under any conditions. Pets in this cabin will result in a $300 fine per pet.

4. Cancellations (nightly or weekly) – Cancellations that are made more than sixty (60) days prior to the arrival date are refunded 100% of deposit. Cancellations or changes that result in a shortened stay, that are made within sixty (60) days of the arrival date, forfeit the 50% reservation deposit. Cancellation made within thirty (30) days of arrival date forfeit the full 100% rental amount. Early departure does not warrant any refund of rent.

5. Maximum occupancy – The maximum number of guests is limited to six (6) persons, unless preapproved by the owner. Any additional guest without approval, may result in a $100 charge for each guest per night.

6. Housekeeping service – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. For longer stays, you can arrange for additional maid service for $145 each visit. The $145 cleaning fee that you pay at reservation is for changing and washing all linens, towels, removing the garbage from the outside bins, putting the dishes away from the dishwasher, washing counters, dusting, vacumimg, mopping floors and santizing the bathrooms. If the cleaners have to do excessive cleaning after you check out, they will charge you an additional $100.

7. Written exceptions – Any exceptions to the above policies must be approved in writing in advance.

8. Parking – There is room for three cars. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

9. Hot tub– No children under the age of 12 permitted in hot tubs at any time. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. Do not stand or sit on the hot tub cover. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you will be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. Any issues with the hot tub should be reported immediately. No refunds will be given for hot tub outages.

10. Fireplace (wood burning) – The main living room fireplace is wood burning. Do not put any oversized materials into the fireplace box. If damage to or around the fireplace is found, you could be charged for damages. Please make sure you open the flue before you start a fire by pulling back the black lever located inside the fireplace (black ashes may fall on your arm) and make sure you close it when you’re finished using to avoid loss of air or heat. Please do not use the fireplace and air conditioner at the same time. A metal trash can is located outside by the garbage bins if you would like to remove any ashes.

11. Septic – This cabin is on a well & septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If anything besides toilet paper have been flushed and clog the septic system, you will be charged for damages. You will notice a loss in water pressure if multiple people are using the water at the same time.

12. Storm policy & road conditions – No refunds will be given for storms. Mountain roads can be curvy and steep. We highly recommend four-wheel drive during the snow months. We do not refund due to road conditions and/or weather.

13. Travel insurance – We highly recommend all guests purchase travel insurance. If you wish to purchase travel insurance, go to www.InsureMyTrip.com for details and to purchase. The property owners are not affiliated with "insure my trip".

14. Bugs, insects & critters - Please remember you're renting a "cabin in the woods". Pest control measures are taken inside and outside the cabin monthly.
15. Game room – We have provided multiple board games, cards, ping-pong, pacman station with over 60 games. To ensure all guests enjoy, please return all the game pieces to the original boxes.
16. TV’s & Cable – We have 5 tv’s, one in each bedroom, game room and living room. If you have trouble turning them on, try unplugging them to reboot. If the remote is not working, you will find extra batteries in the drawer in the kitchen.

This unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation and making payment, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
